RZ-21-021 AN ORDINANCE TO REZONE 4.60 ACRES AT 1802-1850 ROBERTS STREET (Map# 251-01-25) FROM LIMITED INDUSTRIAL (M-1) DISTRICT WITH PORTIONS CONDITIONALLY REZONED TO COMMERCIAL INDUSTRIAL (CM-1) DISTRICT.

The Comprehensive Plan describes the area as appropriate for Commerce Center/Corridors development. The proposed CM-1 zoning would expand commercial use opportunities, while keeping light industrial uses.

TEVIS STREET (Map# 290-01-3) FROM HIGHWAY COMMERCIAL (B-2) DISTRICT WITH CORRIDOR ENHANCEMENT (CE) OVERLAY TO HIGHWAY COMMERCIAL (B-2) DISTRICT WITH CORRIDOR ENHANCEMENT (CE) OVERLAY AND PLANNED UNIT DEVELOPMENT (PUD) OVERLAY. The PUD rezoning would allow up to 32 units per acre. The 20-unit townhouse proposal calls for about 10 units per acre. The Comprehensive Plan identified this area as Commerce Centers/Corridor.
