RZ-22-638AN ORDINANCE TO REZONE 4.165 ACRES OF LAND AT 416, 422, 430, 442 AND 446 NATIONAL AVE (MAP# 174-01-S-lots 1-2 and 174-01-1-lots 3 through 5, and 175-05- -lot 1) AND 431 1/2, 439 AND 445 VIRGINIA AVE (MAP# 174-01-S- lots 23, 24, and 25B) FROM MEDIUM DENSITY RESIDENTIAL (MR) DISTRICT AND HIGHWAY COMMERCIAL (B-2) DISTRICT, SOME WITH CORRIDOR ENHANCEMENT (CE) OVERLAY DISTRICT, TO HIGHWAY COMMERCIAL (B-2) DISTRICT WITH PLANNED UNIT DEVELOPMENT (PUD) OVERLAY AND SOME WITH CORRIDOR ENHANCEMENT (CE) OVERLAY DISTRICT. The proposal calls for a maximum of 57 townhouses, at a density of 13.7 units per acre. Under current MR zoning, an estimated 4.4 single-family units per acres would be the allowed. Under current B-2 zoning, no dwelling units would be allowed by right. The Comprehensive Plan identifies this area as a redevelopment site.
